CIRCA is one of the defining projects of Downtown LA's Sports & Entertainment District: two luxury residential towers with 648 units above ground-floor retail, a two-acre amenity deck, roughly 1,700 parking stalls, and some of the largest digital signage on the West Coast, directly across from Crypto.com Arena and L.A. Live.
As Project Manager for Falcon California Investments, a Partner and deal syndicator for the project, Sean spent four years inside this project, from entitlements through construction:
Helped secure entitlements for a $336M construction project in the Sports & Entertainment District
Led construction change-order review — analyzing every change order against entitlement requirements and cost, preparing negotiation strategy with the consultant team, and negotiating reductions directly with subcontractors
Managed and directed design coordination across multiple design teams as directives evolved
Shaped end-user experience elements including low-voltage/security systems, circulation, emergency egress, and signage
Built project-comparison analyses, drafted RFPs, and ran consultant solicitations
